POSITION OVERVIEW:

Reporting to the Director, Develop and Construction, the Construction Project Manager is results driven, coordinating, overseeing and managing landlord’s work and tenants’ design and construction, within the portfolio. The Construction Project Managers’ responsibilities expand to pre-leasing space analysis and preparation, budgeting for landlord’s work and tenants’ construction, as well as systematic review, administration and approval of tenants’ design drawings and signage requirements.   The role entails partnering with retail and residential tenants, consultants and contractors to ensure design criteria standards are met or exceed expectations, driving results for both the tenants and landlord. The right individual exhibits excellent customer service skills when communicating with all stakeholders (existing and prospective tenants, owners and vendors) focusing on efficiencies, timelines and costs.

KEY RESPONSIBILITIES:

Comprehensive Project Management for landlord’s work, asset restoration and tenant construction.
Prepare, administer and coordinate specifications, tender packages, construction contracts and validate invoices.
Provide high level construction budgets.
Assist with design and layout selections for specifications, bringing forward cost efficient options.
Review, recommend and award tenders with Owner and Manager approval.
Contract management, maintain project files (electronic and hard copy), reports, photos.
Project cost management and delivery of project cost tracking reports.
Prepare and maintain Gantt charts, reporting on project schedules and timelines.
Prepare bi-weekly status reports and present to Owner and Manager.
Develop a database of general contractor and subcontractors available to complete work in timely a manner.
Schedule and coordinate construction meetings and site visits.
Ensure safe work practices in place.
Track and administer contracts, insurance certificates, WSIB requirements, and notice of project documents.
Promote and foster positive relationships with tenants, consultants, property management and owners.
Assist with annual budget preparation.
Complete administrative notices where required for coordination of access into occupied premises.
Interface with city planning and inspectors for permit approval.
Working knowledge of the Ontario Health and Safety Act (OHSA), designated substances regulations, compliance.
Any other responsibility assigned from time to time.
QUALIFICATIONS:

Project Management designation, PMP.
Post-secondary education in Design, Architecture, Mechanical or Electrical engineering preferred.
General Contractor/ Project Management experience.
Minimum 2-3 years of experience in retail, residential design, architecture, construction, project management.
The ability to thrive in a fast paced environment, and work under tight timelines.
Experience in estimating and providing cost effective budgets.
Must have advanced MS office suite, Microsoft Project skills.
The ability to keep information strictly confidential.
The ability to work independently and as part of a team.
Knowledge of construction safety requirements and code and compliance.
Proactive, innovative and agile thinking.
Must be able to manage multiple projects and changing priorities on a daily basis.
Strong oral and written communication skills.
A strong customer service mindset.
A dedication to providing exceptional service, every day.
